When can I schedule a showing?
Before scheduling a showing, we ask all prospective tenants to submit a copy of their official ID, and some properties require the tenant to complete a free pre-screener form.
This quick form covers basic qualifying information but does not run your credit or background check.
Completing the pre-screener helps ensure the property is a good fit before you spend time or money on application fees.

How do I apply for a property?
You can submit your rental application directly through our website.
Please note that application fees are non-refundable, so we recommend completing the free pre-screener form first to make sure the property is a good match before applying. Staff is not required to have you complete a pre-screening form before applying. So, if you'd like to do a pre-screener form first then please make staff aware.

Who needs to fill out an application?
Every adult (18 years or older) who will live in the home must submit their own rental application and background check.
Do you require a security deposit?
Yes. Every property requires a security deposit.
While the amount can vary by property, the typical security deposit equals 1-2 months' rent.
Do you run background checks?
Yes. All applicants undergo a comprehensive background check as part of the rental application.
This includes a review of:
- Criminal history
- Eviction history
- Credit report
If you’re concerned about something that may appear on your background check, please talk with us before submitting your application.
Do you allow tenants with previous evictions?
Short answer: It depends.
We use a point system to qualify tenants based on several key indicators, with eviction history being among them.

Do you allow pets?
Pet Policy
Individual properties may have specific pet guidelines; however, the following standards generally apply.
Pets are permitted only with prior approval from management.
A maximum of three pets per residence is allowed.
Before any animal is brought onto the property, residents must submit the following information for review and approval:
• The breed of the animal
• A recent photo of the pet
• Veterinary rabies vaccination records showing the breed of the animal
Management must approve this information before the pet is allowed on the premises.
A Pet Addendum must be completed and signed as part of the lease prior to any animal being kept at the property.
A non-refundable pet fee of $300 per pet is required before approval will be granted.
In addition, monthly pet rent of $30 per pet will be charged and is due with the regular rent payment on the first day of each month.
While there is no strict weight limit, animals should generally be at least one year old before approval.
Residents must ensure their pets remain under their supervision and physical control at all times. When outside the residence, pets must be secured on a leash and handled responsibly. The use of chains or tethering devices as a method of restraint is not permitted.
Residents are responsible for immediately cleaning and properly disposing of all pet waste.
Animals may not be left alone at the property overnight without the resident present.
Management reserves the right to require the removal of any pet if the resident fails to comply with this policy or violates the terms of the Pet Addendum.
Management may require additional documentation or deny approval at its discretion.
For liability reasons, the following dog breeds are not permitted on the property:
• Rottweiler
• Pit Bull
• Chow Chow
• Mastiff
• German Shepherd
• American Staffordshire Terrier
• Staffordshire Bull Terrier
• Akita
• Presa Canario
• Doberman Pinscher
• Bullmastiff
• American Bully
• Any mixed breed containing one or more of the above breeds.
We welcome responsible pet ownership, but maintaining safety and protecting the property remain our priority.
What are the income requirements to rent?
Applicant Screening Criteria
Applications are evaluated using a scoring system that reviews several key indicators, including rental history, eviction history, credit profile, criminal background, and overall application completeness. Each factor contributes to the applicant’s overall qualification score.
In addition to the scoring system, applicants must meet certain minimum qualification standards in order to be considered.
Applicants must satisfy the following minimum requirements:
• Gross household income must equal at least three (3) times the monthly rent.
• Income must be lawful and verifiable through documentation. Acceptable income sources may include wages from employment, self-employment income supported by documentation, retirement benefits, disability income, or other verifiable lawful income.
NOTE: Cash payments and undocumented income cannot be considered when verifying income qualifications.
NOTE: Child support income will not be used to qualify for the income requirement.
• A complete application and all requested documentation must be submitted before the application can be processed.
• Applicants must not have any criminal convictions related to drug distribution within the past seven (7) years.
Failure to meet any of the above minimum standards may result in denial of the application regardless of other screening factors.
Do you offer virtual tours?
Yes! We’re happy to arrange virtual tours for prospective tenants who have completed the pre-screener form.
This is especially helpful for out-of-town applicants.
Can I break my lease early?
Yes, but certain conditions apply:
- There is a lease termination fee equal to 50% of one month’s rent.
- You must also continue paying rent until a new tenant is secured for the property.
- You will also be responsible for maintaining the property's utilities until a new tenant's lease is active.
This policy is legal and designed to cover the costs of re-renting the unit.
Is renter’s insurance required?
Yes. Renter’s insurance is required for all tenants.
We can offer coverage through our approved vendors, but you are welcome to use any insurance provider you prefer.
How long is the lease term?
Most leases are for 12 months.
In special cases, we may offer different terms (such as 6-month or short-term leases), depending on the property.
If you need a shorter lease, let us know — we’ll do our best to accommodate, but generally speaking, we only offer 12-month leases.
How quickly can I move in?
We work hard to align your move-in date with both your schedule and the property’s availability.
Exact timing depends on factors like property readiness, inspections, and lease processing.
If something is broken, will you fix it?
Absolutely. We take maintenance seriously.
Any repairs that are our responsibility under the lease will be handled promptly.
If the issue isn’t covered by the lease, we may still be able to recommend trusted contractors to help.
How often is rent due and how can I pay it?
Rent is due on the 1st of each month.
